Home sales are expected to see a revival in Q1 of 2024 following a challenging year, according to the deVere Group. The prediction comes from James Green, the Group's investment director, amid a noticeable decline in property sales and prices, marking the steepest drop in a decade, as reported by multiple sources.

Green attributes this decline to the persistent high mortgage rates that have constrained the housing market. The Bank of England's efforts to curb inflation have led to a rapid increase in interest rates. Inflation reached 11.1% in October of the previous year and has since eased to 6.8% by July, still significantly above the Bank's 2% target.

Green anticipates that UK interest rates will reach 5.5% in the coming month, further dampening demand in the housing sector. However, he suggests that towards the end of the year, the Bank of England, being mindful of the economic impact of higher borrowing costs and aiming to prevent an extended recession, may slow down the rate increments. deVere's property investment division is currently observing an eagerness among clients to invest in UK real estate. However, they are awaiting signals from the Bank of England indicating a cessation of the rising borrowing costs. Green notes that as inflation gradually recedes from its peak, the central bank may be more inclined to pause its rate hike agenda. Such a pause would likely provide a boost to the UK's housing market.
