46% of Landlords Remain Positive About the Future According to Latest Survey

According to the latest survey from Landbay, landlords are exhibiting a strong sense of positivity regarding the future of their buy-to-let businesses and the overall economy, despite the challenges that the sector is currently facing. The survey revealed that an impressive 46% of landlords feel positive about the future of their investments. Additionally, 41% of landlords who own 11-20 properties reported feeling optimistic.

The survey results suggested that the primary factors driving positivity among landlords were high occupancy rates, continued demand, and strong rental yields. Furthermore, some landlords identified sound management and good service as critical factors that could help to distinguish established landlords from newer entrants who are more vulnerable to the regulatory and tax changes that have recently impacted the sector.

Although only 19% of landlords reported feeling negative about their businesses, a significant 35% remained neutral, citing general market uncertainty, government interference, and negative attitudes towards landlords as the key reasons for their ambivalence.

The survey also asked landlords for their views on the UK economy, revealing that almost the same proportion of landlords (44%) felt positive about the country's economic future and anticipated a rapid recovery. The objective of the survey was to identify the principal challenges facing landlords and to establish their opinions on the future of the buy-to-let market.

The landlords surveyed were also questioned about their plans for their properties or portfolios, for renting, and for remortgaging. Paul Brett, Managing Director, Intermediaries at Landbay, remarked, “It’s certainly encouraging to see a strong proportion of landlords remaining positive about the future prospects of both their business and the UK economy. After all, landlords play a critical role in the wider housing mix in the UK, with one-in-five households in England and Wales relying on rented housing.”

Brett went on to say, “As a lender to the buy-to-let market, we’re incredibly positive about the future of the sector and remain driven to support our customers through a diverse product range. While some may still feel unsure based on current uncertainty and government policy, there are still plenty of reasons to be optimistic. Not only are lenders like us ready and willing to lend, but tenants across the country are ready to rent.”
