In the latest update from Halifax's monthly House Price Index, data reveals a modest annual growth of 0.3% in March. This incremental increase is juxtaposed against a more substantial 2.0% rise in Q1 compared to the previous quarter, indicating a mixed landscape within the housing market.

March saw a marginal decline of -1.0% in the average house price on a monthly basis, following a slight increase of +0.3% in February. This adjustment brings the average property value to £288,430, marking a decrease of £2,900 compared to the previous month.

Northern Ireland maintains its position as the strongest performing region in the UK, with a notable annual increase of +4.3% in house prices. The average property price in Northern Ireland now stands at £194,743, reflecting a rise of £7,972 over the past year.

Meanwhile, Wales experienced a slowdown in annual property price growth, with an increase of +1.9% in March compared to +3.9% in February. The average house price in Wales is currently £219,213.

In Scotland, house prices rose by +2.1% year-on-year, reaching an average of £204,835. However, there are regional disparities within England, with the North West witnessing the strongest growth at +3.7% annually, while Eastern England recorded a decline of -0.9%, with an average property price of £330,627.

London continues to boast the highest average house price in the UK, standing at £539,917, with a modest increase of +0.4% over the past year.

Kim Kinnaird, director at Halifax Mortgages, commented on the findings, stating, "UK house prices grew in March on a quarterly basis, by +2.0%, with annual growth slowing to +0.3, from +1.6% in February." She further noted the impact of interest rate changes and affordability constraints on the market.

Kinnaird highlighted the ongoing resilience of house prices amidst economic shifts but cautioned about the potential impact of interest rate changes on market dynamics.
