As per data obtained from Moneyfacts.co.uk, the buy-to-let sector has experienced a resurgence in the wake of market turmoil. The availability of buy-to-let products has reached heights that have not been observed since August 2022, with product options standing at a staggering 2,400, which is up from the minuscule 988 in October 2022.

Although the month-on-month average fixed rates have declined for both 2- and 5-year terms, landlords exiting a fixed agreement will witness a surge of over 2% in the latest rates. Rachel Springall, a finance expert at Moneyfacts.co.uk, has commented on the development, calling it "encouraging" to see the gradual rebound of the buy-to-let product choice following the fiscal announcement shock.

The slump in average buy-to-let rates is less subdued than what has been observed within the residential mortgage sector. However, lenders have initiated measures to lure new business, despite the worries that some investors harbor concerning rental income margins.

However, it is imperative to note that the average 2- and 5-year fixed rates are both situated above the 5% mark, as opposed to the approximately 3% mark observed a year ago. Consequently, landlords are bound to encounter a significant increase in monthly repayments that will most likely surpass their expectations.

Moreover, Springall has cautioned that there might be landlords seeking to sell their property this year due to several factors, including the increase in interest rates, tax changes for holiday lets and CGT, and even EPC requirements. These factors have all contributed to dampening profit margins and investment returns on property sales.

Therefore, Springall has advised landlords to seek advice to ensure that committing to a deal is the right move. While interest rates are a crucial aspect of the decision-making process when embarking on a buy-to-let investment, it is only one of several factors that must be considered.
