EPC Enhancements to Continue for Over 70% of Landlords

Despite the Government's decision to abandon the proposed Energy Performance Certificate (EPC) legislation targets for rental properties originally set for 2025, landlords are still committed to enhance EPC ratings on their properties.

Finbri’s 2024 survey, encompassing responses from 755 landlords, revealed that over 70% plan to implement EPC improvements on their rental properties this year. This marks an increase from the 68% who intended to undertake energy efficiency upgrades in 2023, demonstrating a clear upward trend.

Since 2015, laws in England and Wales have mandated that private rental properties achieve an EPC rating of E or higher. This baseline requirement was intended to escalate in 2025, requiring all rented properties to attain a minimum EPC rating of C. However, the Government has now shifted this goal to 2028.

According to the 2024 Landlord survey, a striking 77% of landlords consider the EPC rating a crucial factor when scouting for investment properties. Additionally, 70% believe these ratings hold significant importance for their tenants.

Georgia Galloway of Finbri stated, “Our survey found that landlords continue improving their properties to improve EPC standards despite the delay in proposed regulations.

“With 60% of landlords having already completed EPC improvements in 2023, it’s evident that they are further undertaking energy-efficient investments.

“This underscores their dedication to improving their rental properties or pre-emptively mitigating the potential impact of government changes.”

Landlords, it seems, are not merely reactive but are strategically planning to align their properties with anticipated regulatory standards, reflecting a proactive approach that benefits both their investment portfolios and their tenants' living conditions. The increased emphasis on EPC improvements signals a broader commitment to energy efficiency and sustainability within the rental market.
