Fleet Mortgages' recent findings shed light on the evolving rental market landscape in England and Wales. The latest iteration of their buy-to-let (BTL) Rental Barometer for Q1 2024 reveals a nuanced picture of rental yields across different regions.
The overall average rental yield for England and Wales saw a modest increase of 0.4%, reaching 7.1% compared to the previous year. Notably, with the exception of the North East, all regions experienced annual yield growth. Despite a slight dip of 0.4%, the North East maintains its second-place position with an average rental yield of 8.4%.
The data underscores a discernible North/South divide in rental yield distribution. Northern regions like Yorkshire & Humberside, North East, and North West dominate the top spots, while the Midlands and Wales occupy a middle ground, followed by Southern regions.
Steve Cox, chief commercial officer at Fleet Mortgages, reflects on the findings, stating, "In a sense, this iteration of our Rental Barometer returns to the status quo, with the northern regions once again making up the top three on the table, after Wales had briefly headed the list for the last quarter of 2023."
Cox also addresses the persistent supply-demand imbalance in the private rental sector, noting, "What continues to be apparent is the disconnect between supply and demand in the private rental sector, and with significant increases in population numbers, the continued difficulty in purchasing a home, and a lack of action on this Government’s part to improve housing supply, then we’re likely to see ongoing and strong yield throughout the rest of 2024."
Looking ahead, Cox anticipates favourable trends for landlord borrowers, with falling mortgage rates improving affordability. He emphasizes Fleet Mortgages' commitment to aligning rates closer to the 5% mark, aiming to facilitate favourable lending conditions for stakeholders.
