Fraudulent Tenancy Applications Soar - HomeLet

A substantial increase in fraudulent tenancy applications has been reported by the UK's largest referencing firm, HomeLet. It is currently receiving almost 200 per day.

This escalation is attributed not only to criminal activities but also to the challenges individuals face amid the current market conditions.

The lettings market is encountering challenges as landlords swiftly sell properties due to rising interest rates and stringent government policies, resulting in a shortage of rental housing.

This scarcity has led to intense competition for properties, with over 20 applicants per rental, driving rental prices to unprecedented levels.

The cost-of-living crisis further exacerbates the situation, presenting difficulties for all stakeholders in the industry.

Over the past two years, fraudulent applications have quadrupled, propelled by the implementation of artificial intelligence and sophisticated software, making fraud more strategic and complex.

The most prevalent type of fraud involves altered bank statements, with 89% of failed applications in January 2024 attributed to this issue.

To address this growing problem, HomeLet is introducing VISTA, a tenant referencing solution designed to detect and prevent fraudulent activities. VISTA utilizes forensic assessment of electronic documents and a self-learning system to recognize visual alterations, complemented by human expertise to ensure accurate detection.
