Lendlord has unveiled its first-ever HMO Data Analysis Report, revealing the dynamics of the house in multiple occupation (HMO) market during Q4 2024. This comprehensive report, built on insights drawn from a dataset encompassing 1,126 HMO properties, delves into critical trends in regional property values, rental yields, and the overall distribution of market activity.
On average, HMOs across the UK achieved an impressive yield of 10.4%, underscoring their strong appeal to investors. However, regional disparities tell a more nuanced story.
Greater London emerged as the largest player in the HMO sector, representing 20.6% of all properties analysed. Despite its dominance in market share, the region lagged behind in returns, offering lower yields when contrasted with the North East. Investors in the North East, in stark contrast, enjoyed the nation’s highest yields, an impressive 15.4%.
In terms of rental income, the South East stood out, boasting the highest annual earnings at £46,041—an indicator of its robust rental market.
Meanwhile, the West Midlands and the North West captured significant portions of the market, with shares of 11.8% and 15.1%, respectively. These regions, along with others, highlighted a pronounced North-South divide, where property values and the efficiency of investments often varied sharply.
