House Prices to Surge in Areas Targeted by Hunt’s Levelling Up Initiative.

Recent analysis conducted by peer-to-peer real estate investment platform, easyMoney, has revealed some interesting findings. Their analysis suggests that the Government's much-anticipated Levelling Up projects could potentially add up to a staggering £18,000 to local house prices in areas that have been specifically targeted by the Chancellor's Spring Budget.

Chancellor, Jeremy Hunt's relaunch of The Levelling Up initiative has been designed with a simple yet ambitious objective - to distribute opportunity and prosperity more evenly across England.

In order to determine the potential impact of the Levelling Up projects on the housing market, easyMoney conducted an in-depth analysis of property prices in the targeted areas. It's worth noting that the government has divided these areas into three broad categories: Levelling Up Partnerships, Levelling Up Regeneration Projects, and Levelling Up Capital Projects.

The Levelling Up Partnerships initiative, for instance, will see 20 areas receive a share of over £400m for place-based regeneration. The Levelling Up Regeneration Projects, on the other hand, will witness 16 projects being backed by £211m across England. Last but not least, the Levelling Up Capital Projects will invest £58m in three projects located in the North West.

Interestingly, CBRE considers that local house prices can be boosted by an average of 3.6% through regeneration. The London Borough of Waltham Forest could experience the most significant increase in house prices according to the projections in easyMoney's study.

Jason Ferrando, the CEO of easyMoney, was quick to weigh in on the findings. He stated that “Levelling Up is an extremely earnest attempt from the UK Government to address the severe imbalance of wealth distribution across England. It identifies local areas that have long been neglected and provides them with an injection of cash and development to create more opportunity for employment and prosperity."

He added, “Of course, more employment opportunities and a boost to the economy and infrastructure is also likely to have a positive knock-on effect within these local housing markets. This is great news for homeowners and property investors alike and should also help to level the playing field in what is currently an imbalanced property market.”
