Recent research by OSB Group reveals that optimism in the private rented sector by landlords is continuing, evidenced by their ongoing investment. The second phase of the 'Landlord Leaders' survey discloses that a substantial 69% of landlords have either expanded or are contemplating expanding their property portfolios, with a more pronounced inclination among professional landlords, reaching an impressive 77%.

An air of cautious optimism permeates the landlord community, as evidenced by 42% expressing confidence in their future prospects. Notably, 20% of professional landlords maintain a particularly positive outlook.

This optimism translates into strategic actions aimed at fortifying businesses for the long term. A noteworthy 65% are either considering or have already transitioned to become limited companies or incorporated entities, a move indicating a shift in operational structure.

Furthermore, over two-thirds (66%) are investing or contemplating investments to navigate legislative changes, 58% are expanding or planning to expand their workforce, and 68% are dedicating more time to enhance the tenant experience.

Jon Hall, Group Managing Director Mortgages and Savings at OSB Group, emphasizes, "Landlords play a critical role in society, and this research clearly demonstrates that they are optimistic and committed to the future of the sector.

"The actions landlords are taking, such as future financial planning, investing in the growth of their businesses, and building better tenant relationships, are a clear sign of their drive to improve the PRS for the long term despite the many headwinds.

"We hope to see this continue over the next 12 months and longer."

The research pinpoints earning potential and the ability to pass down wealth and inheritance to future generations as the top reasons for being a landlord. This is closely followed by investing in a fixed asset and positively impacting tenants' lives.

A significant 75% of landlords have engaged or are planning to engage with tenants to better understand their needs and foster positive relationships. Meanwhile, 25% express a desire to positively impact tenants' lives for the future.

Hall concludes, "This latest research reinforces OSB Group’s view that the journey to professionalisation is one that many landlords are committed to.
