Speculation about landlords exiting the market in significant numbers may be premature according to recent quarterly data from Landbay. Their data reveals that a majority of landlords (64%) have no plans to sell any of their properties in the coming year.

Among different categories of landlords, those with individual properties (75%) and smaller portfolios (69%) are the least inclined to sell, closely followed by those with more than 20 properties (65%).

The data also indicates a slight increase in the percentage of landlords planning to sell some of their properties within the next 12 months, rising from 28% in the previous quarter to 30%.

However, when considering landlords of all sizes, only a mere 6% intend to sell their entire property portfolios in the next year.

Paul Brett, Managing Director of Intermediaries at Landbay, acknowledged the current trend of some landlords adjusting their portfolios but emphasized that the majority are not seeking to make any reductions. Brett states, "This is positive news for the wider housing market, which heavily relies on a steady rental supply."

These insights shed light on the prevailing sentiment among landlords and their intentions regarding property sales. As the real estate landscape evolves, understanding these dynamics is crucial for stakeholders in the industry.
