Nearly a Quarter of Properties Require Price Drop to Sell

In the last six months, 22.4% of properties on the market have seen the need for at least one price cut to secure a sale, according to data from Quick Move Now. Interestingly, over 10.5% of these properties had to go through multiple reductions before finding a buyer.

When price reductions were necessary, the original asking prices dropped by an average of £27,916 before a sale could be agreed upon. This adjustment reflects a significant 11.35% decrease from the initial price expectations.

As a result, these adjusted properties eventually sold for an average of £39,333 less than their original asking prices, further revealing a £9,750 difference from their final, reduced prices. In percentage terms, this means the properties sold for roughly 84.4% of their original asking price and 95.6% of the final listed price.

Danny Luke, managing director of Quick Move Now, commented on the current state of the property market: “The property market is looking positive, with the Bank of England’s recent interest rate cut proving to be a much-needed shot in the arm, but these figures show that price sensitivity is still a factor."

He further elaborated, noting, “There’s a lot more optimism within the market, from both homeowners and property professionals, which can be seen in the number of properties on the market and the optimistic asking prices properties are being marketed at.”

Yet, the market’s complexities cannot be overlooked. "The biggest challenge for property professionals in the current market is knowing where to position properties in terms of price. Some properties are surprising estate agents with the level of demand they’re receiving, whilst others are getting far less attention than anticipated," Luke explained.

This variability in demand makes accurate pricing a tough nut to crack. Luke advises, “The key to securing a sale is to be responsive to the market and adapt your sales strategy and pricing quickly if your property isn’t achieving the expected amount of interest.”
