The latest data from the Office for National Statistics (ONS) rental index indicates that private rental prices throughout the UK saw a 5.3% increase in the year leading up to July 2023. This represents a modest rise from the 5.2% growth reported for the preceding year, ending in June 2023.
Breaking down these figures by geographical region, rental prices in England rose by 5.2% over the course of the year. In contrast, Wales and Scotland observed higher annual growth rates, reporting increases of 6.5% and 5.7% respectively.
Across England's regions, disparities emerged. The West Midlands, Yorkshire and the Humber, as well as London, all registered an identical annual percentage growth rate of 5.5%. Conversely, the North East lagged behind with a 4.6% annual increase, marking it as the region with the slowest rental price growth.
A notable insight drawn from the data pertains to the performance of London's rental market. The capital's 5.5% growth in private rental prices for the twelve months culminating in July 2023 not only surpassed the national average for England but also established a new record. This growth rate stands as the highest annual increase since the inception of the London-specific data series in January 2006.
