New research conducted by Home Sale Pack has revealed significant correlations between pre-existing planning permission and property prices, shedding light on crucial dynamics within the housing market. According to their findings, homes already equipped with planning permission upon entering the market command an average price premium of 11%. This figure escalates to nearly 20% in the North West of England, emphasizing the strategic advantage for sellers in these regions.
Home Sale Pack's analysis delved into existing property listings across England, examining the prevalence of planning permission and its impact on market value. On average, properties with pre-agreed planning permission boast an asking price of £475,191, marking a notable increase compared to properties lacking this advantage.
The tangible benefits of pre-existing planning permission are further underscored by a surplus of £47,107 attached to these properties, reflecting the financial gains realized by sellers leveraging this advantage.
Regional disparities highlight varying degrees of influence, with the North West standing out as a particularly lucrative market. In this region, the average price for a home with planning permission reaches £393,583, representing a premium of 19.9% over the broader market average.
London emerges as another significant market, boasting a premium of 18.7%. Similarly, Yorkshire & Humber and the North East witness premiums of 17.2% and 17.1%, respectively, highlighting the appeal of pre-agreed planning permission across diverse locales.
Conversely, regions such as the East Midlands, West Midlands, and South West exhibit more modest premiums, ranging from 4.5% to 9%. Despite regional variations, the overarching trend remains clear: pre-existing planning permission significantly influences property valuations.
Co-founder of Home Sale Pack, Ruth Beeton, commented: “If you’re selling a home with existing planning permission in place, you’re going to find yourself in a strong position.
“Prospective buyers with an appetite to expand a property over time will often lean towards a property with pre-agreed planning permission in place as it allows them to sidestep a time-consuming and costly process.
“Even if the permission that’s been granted doesn’t match a buyer’s vision for their new home, it’s still a really good sign that any future planning requests will be granted because the local authorities have already shown a willingness to allow the home to be improved.
“This is another example of how sellers can benefit from providing buyers with up-front information about a property because not only does it improve the speed and certainty of their sale, but it can also make their property more appealing and help them to command a higher price.
“As such, you could be missing out on quality buyers because they’re not able to see the true value of what you’re selling.”
