Over the course of the past five years, an impressive 89% have reported positive returns from their investment portfolios.
Economic uncertainty has prompted a cautious approach among surveyed investors. More than half of the respondents express no intention of expanding their portfolios within the current year due to the unpredictable economic climate.
The prominence of real estate remains steadfast as the cornerstone of investment strategies in the United Kingdom, overshadowing other asset classes like stocks and bonds. Notably, the most favoured investment avenue within this sphere is houses in multiple occupation (HMOs), followed by residential developments, holiday homes, overseas properties, and buy-to-sell investments.
The impact of fluctuating interest rates has not gone unnoticed. Approximately 29% of investors have experienced portfolio value declines since the commencement of interest rate increases in December 2021. Concurrently, an equivalent percentage (31%) voices concerns regarding both market conditions and the prospective profitability of their portfolios.
In light of these uncertainties, a measured approach prevails. A substantial 55% of investors have chosen to maintain the status quo in terms of portfolio size. An additional 29% adopt a watchful stance, deferring investment decisions to gather further insights into market trends.
Anticipations regarding the trajectory of property values diverge subtly. A marginal majority, 52%, envisions a restrained reduction in house prices. This is juxtaposed by a confident 29% who project a status quo in property market dynamics.
A minority segment, comprising 13%, foresees a potential value crash of £30,000 or more, while a smaller, albeit optimistic, proportion (6%) anticipates a rally and subsequent growth.

“While the rest of this year is being viewed with perhaps a greater degree of caution, the overarching opinion is that the market will remain there or thereabouts, with no meaningful reduction in property values on the cards.
“As a result, most investors plan to sit tight until they show their next hand, opting to neither reduce or increase their level of investment.”
