The latest findings from Home.co.uk's Asking Price Index for April shed light on the current state of the UK property market, indicating a notable recovery characterized by increased momentum compared to pre-COVID periods and a modest year-on-year price uptick.
Regional analysis reveals particularly robust performance in areas such as the South West and Yorkshire, where asking prices saw respective increases of 1.7% and 1.6% last month. Similarly, regions like the North East, Wales, and West Midlands also witnessed price growth exceeding 1%.
The report highlights a reduction in the average time properties spend on the market compared to April 2019, contributing to higher asking prices driven by heightened market confidence.
A noteworthy uptick of 12% in new listings compared to the previous year indicates increased choice for buyers and reflects a more optimistic outlook among sellers.
While most regions exhibit positive trends, some, including the East of England, East Midlands, and the South West, continue to grapple with negative annual growth rates.
London, by a narrow margin, managed to achieve positive year-on-year growth this month, contrasting with previous trends.
Regarding rental markets, the overall UK asking rents have increased by 2.8% since last April. However, London and Wales experienced declines, with London's rents down by 4.8% year-on-year, while the North East saw a significant 17.1% rise.
