Following the Bank of England's strategic move to slash interest rates, the housing market has seen a significant shift, with a wave of new sellers entering the scene. According to research conducted by GetAgent.co.uk, the number of homes listed for sale surged by a remarkable 23% within just two weeks of the rate cut announcement.
GetAgent's detailed analysis of property listings across Britain revealed the full scope of this change. In the two weeks after the interest rate reduction—the first of its kind since 2020—a total of 496,291 homes were on the market across the country. Of these, a notable 92,505 were freshly listed, marking a substantial increase in seller activity over a short span.
London and Manchester stood out in terms of sheer volume, with new listings totalling 7,171 and 1,024, respectively. However, when looking at the percentage increase in available stock, Glasgow emerged as the frontrunner. The city saw 849 homes newly listed, reflecting a staggering 63% jump in market entries. Bristol also demonstrated a significant rise, with a 33% increase in new listings, while Edinburgh, Sheffield, and Bradford each experienced a surge of around 30%.
Every major city across Britain witnessed a boost in the number of homes for sale. However, despite leading in volume, London and Manchester saw more modest percentage increases—18% and 21%, respectively—when considering their existing stock.
Colby Short, co-founder and CEO of GetAgent.co.uk, commented on the situation, stating, "Property market positivity is high, it’s clear that momentum has been building, initially following the election result, but most notably in the weeks that have followed the decision to cut interest rates for the first time in four years."
He further elaborated on the broader impact, noting, "Although likely interest rate reductions were already factored into mortgage rates, the base rate being reduced has had a huge effect on borrower sentiment. It feels to them as though we’re now through the worst of it."
Short also emphasized the proactive steps taken by top agents in response to this shift, "Agents across the nation will have no doubt noted an uplift in buyer enquiries of late, but the very best of the bunch will have acted in anticipation to ensure that those looking to sell already had their house in order and were ready to hit the market promptly to take advantage of increasing demand."
With this newfound momentum and the release of pent-up demand, the property market this year might defy historical patterns, presenting unique opportunities for sellers and buyers alike.
