Council-level planning processes in the United Kingdom are facing criticism for their inability to effectively address the persistent shortage of affordable housing options, according to a recent nationwide survey commissioned by Searchland.

The survey, which gathered responses from 1,039 individuals, revealed that a significant majority of 76% found the local council planning application and approval procedures to be difficult to comprehend and lacking in transparency.

Moreover, an overwhelming 88% expressed dissatisfaction with the efficiency and timely completion of the process.

The survey also highlighted concerns regarding the decision-making approach of planning boards, with 77% of participants believing that more should be done to actively seek and consider the needs and opinions of local communities.

Additionally, 67% of respondents felt that local communities were not provided with sufficient opportunities to contribute or have their voices heard.

As a consequence of these perceived shortcomings, public confidence in the council planning process to address the country's housing market challenges was found to be low. A staggering 90% of participants emphasized that the process was failing to improve the shortage of affordable housing options.

Regarding the reasons for the persistent flaws, a majority of respondents pointed to bureaucratic complexities within local councils as the primary factor, followed closely by limited resources and a lack of expertise.

Mitchell Fasanya, co-founder and CEO of Searchland, commented on the survey results, stating, "The findings leave no room for ambiguity. The British public is critical of the outdated planning processes, which should have been modernized long ago. However, it is important to recognize that councils often operate under resource constraints, despite their dedicated efforts."

Fasanya added, "Fortunately, there are external resources and tools available today that can assist individuals in sourcing and analyzing land plots and planning history. Proper preparation can contribute to a more efficient and expedited council planning application and approval process."

These insights shed light on the pressing need for improvements in the planning system, ensuring greater transparency, community involvement, and effective solutions to the nation's housing challenges.
