The latest study conducted by Gravity Co, a flexible co-living brand, has shed light on the escalating costs of renting one-bedroom properties in various London boroughs. Interestingly, these smaller abodes are witnessing price hikes at a faster pace than their larger counterparts, intensifying the burden on single individuals and childless couples in the face of a perfect storm characterized by soaring demand and dwindling supply.
Delving deeper into the analysis, regional disparities become apparent, with the limited availability of smaller properties fueling the surge in rental prices. Out of the 32 London boroughs examined, a striking 16 boroughs witness more significant price increases for smaller properties than for their larger counterparts. Among them, Kensington and Chelsea take the lead, exhibiting an alarming disparity in rental price growth between the two categories.
In this particular borough, the cost of renting a one-bedroom property has soared by a staggering 9.7% annually, reaching an eye-watering £1,950—a rate nearly five times faster than the modest 2% increase observed for three-bedroom homes. Such statistics underscore the urgent need for additional rental properties, including purpose-built rental accommodation, as highlighted by Gravity Co's comprehensive research.
