Renters Delay Buying Due to High Costs

Amidst the current landscape of rising interest rates and surging inflation, a significant number of renters are postponing their plans to purchase property until the housing market becomes more attainable, according to recent research from The Mortgage Lender (TML).

The study reveals that almost one in five individuals (19%) have cited high mortgage rates as the primary reason for deferring their homebuying aspirations altogether. Additionally, 12% of respondents expressed their intention to continue renting until property prices experience a decline.

Among those surveyed, 10% indicated they are awaiting a reduction in interest rates before proceeding with their property purchase. Similarly, 9% believe it would be imprudent to consider buying until rates are more favourable, and 6% are awaiting the Bank of England's next base rate decision to make an informed choice.

Nevertheless, a resilient 6% of prospective buyers are persevering with their homeownership plans, despite having to make significant compromises to achieve their goal.

A quarter of those still committed to buying property are exploring options outside the realm of traditional commuter towns, with 32% opting to move further away from city centres. Furthermore, 16% are seeking homes in areas with lower living costs.

Among the more resourceful buyers, 21% are willing to purchase more affordable properties requiring renovation, while 12% are considering smaller residences.

Steve Griffiths, Chief Commercial Officer at TML, emphasized the significance of navigating the complexities of the housing market and the importance of seeking advice from a mortgage broker early in the process. He advised potential buyers to assess their affordability and explore available alternatives diligently.

For those who may not be ready to purchase currently but plan to do so in the future, Griffiths advised preparing to become "mortgage ready" to seize opportunities when the timing aligns.

Despite the challenges posed by prevailing circumstances, Griffiths assured potential buyers that supportive lenders exist, and a proficient broker can facilitate finding the most suitable financing options.
