Research Reveals Huge Increase in Rental Costs for Graduates Switching to Private Rent

A recent study conducted by Gravity Co., a flexible living brand, has highlighted the significant rise in living costs faced by graduates as they transition from university halls to private rentals. The study examined the average costs of student accommodation in comparison to private rentals across ten major university cities in England.

The findings reveal a pronounced "graduate gap" in living expenses, particularly noticeable in Bristol and London. Graduates in Bristol can expect a substantial 49% increase in rent, paying an average of £249 per week for a one-bedroom property in the private rental sector. In London, the average weekly rent for a one-bedroom property in the private rental sector stands at £410, representing a 48% rise compared to university accommodation.

While other cities such as Sheffield, Manchester, Leicester, Leeds, Coventry, Birmingham, Nottingham, and Liverpool also experience cost increases, the percentages are comparatively lower. It is worth noting that these rising rental costs coincide with a 5% increase in UK rents over the past year, placing a significant strain on average earnings, which now allocate 28% toward accommodation expenses, the highest proportion in a decade.

Riccardo Tessaro, co-founder and CEO of Gravity Co., acknowledges the unique challenges faced by this year's graduates, many of whom have experienced remote studying during their courses. Tessaro states, "The transition from affordable halls to private rented accommodation presents a particularly sharp jump in living costs for these graduates." He highlights the appeal of rental options that include utility bills, providing tenants with a clearer understanding of their total expenses over a defined contract period, especially considering the historically high energy bills.

The study's findings shed light on the financial burden graduates face when entering the private rental market. As they navigate this new landscape, it becomes crucial for these young professionals to approach these escalating costs with careful financial planning and resourcefulness.
